“Greenfields”, or sites without a previous history of development, typically are large (100 or more acres) and located on the periphery of developed urban or suburban areas.
Development plans for greenfield sites typically are shaped by the owner’s vision; time-tested design principles; neighborhood context; topography; streams, wetlands and other environmental features; and a shared vision of the future, as expressed in locally approved and adopted comprehensive or master plans.
The best large-scale new communities have connected networks of arterial, collector, and local streets; sidewalks; and pedestrian and bicycle paths and trails. They are walkable and serviceably by transit.
