Pulte Homes and Centex Homes have teamed up to implement the vision for Potomac Yards in Alexandria, Virginia. This unique, mixed-use project will offer a variety of housing choices (1,683 units), 325,000 S.F. of retail space, 1.8 million S.F. of office space, and open space.
Potomac Yard Development committed $15 million to construct the new, straightened Monroe Avenue Bridge and widen Route 1 before any homes or commercial space is built. These improvements will significantly increase the safety and efficiency of Alexandria’s transportation network.
Wells + Associates, working along with Earthtech (Engineer of Record), christopher consultants, and Shirley Contracting, are implementing the project under a design build method to complete construction within 30 months.
Wells + Associates provided traffic design and consulting services, including preparation of temporary signal plans at Route 1/Slaters Lane to accommodate three phases of construction. The initial phases include construction of half of the new Monroe Avenue Bridge. The half section includes three useable lanes. One lane each would accommodate northbound and southbound traffic; the third lane will be reversible. The detailed traffic design prepared by Wells & Associates supports this reversible lane treatment. Wells + Associates also prepared final traffic signal design plans for six intersections.
