| Design Exception and Limited Access Adjustment - Warren County, Virginia |
Wells + Associates successfully secured a design exception and limited access adjustment from the Federal Highway Administration (FHWA) at the I-66/ VA 522 interchange in Warren County, Virginia. Without these approvals, Riverton Commons, as proposed by Edens & Avant, could not be developed.
The property was rezoned in 2004, prior to Edens & Avant’s acquisition; however, the proposed access to the site fell within the FHWA limited access easement. In order to acquire access to the center, the owners needed to secure a design exception and adjustment of the limited access line.
Wells + Associates performed the traffic studies needed to secure these approvals. This included extensive data collection, 20- year traffic forecasts, operational analyses, and the identification of geometric improvements/enhancements needed to mitigate the traffic impacts of Riverton Commons and other area developments.
Wells + Associates worked cooperatively with Edens & Avant, the Virginia Department of Transportation (VDOT), Warren County, and FHWA staff.
