Kojaian Management Corporation soon will add Granite City Brewery to their existing National City Center, which is located on the south side of Big Beaver Road, west of I-75, in Troy, Michigan.
Kojaian retained Wells + Associates to perform a shared parking analysis of this 10,863 S.F. restaurant (including 1,941 SF of patio seating area). The Brewery would displace 224 parking spaces in an existing parking field, leaving 1,683 parking spaces to serve both the National City Center and Granite City Brewery.
This shared parking study determined the adequacy of this number of spaces. Peak parking demands were forecasted, taking into account seasonal, daily, and hourly variations for each land use. The analysis was based on City of Troy parking ordinance, the Urban Land Institute (ULI) shared parking methodol ogy, and the most recent edition of Parking Generation published by the Institute of Transportation Engineers (ITE).
Three shared parking scenarios were evaluated based on: (1) City of Troy base parking indices, (2) ULI base parking indices, and (3) ITE Parking Generation rates. The shared parking demands were 150 to 1,032 spaces (or six to 40 percent) lower than the City of Troy parking ordinance requirements without the application of shared parking methodologies.
The study supported the requested parking reduction of 781 spaces (or 30 percent), which was approved by the City of Troy.
