| Shared Parking Study - Weehawken, New Jersey |
Roseland Property Company retained Wells + Associates to conduct a shared parking study at Port Imperial, a mixed-use development that is located on the banks of the Hudson River opposite midtown Manhattan in Weehawken, New Jersey.
Roseland Property Company planned a five building mixed use development as part of a much larger overall “live, work, play” community on the Hudson River. These included:
| • |
30,000 S.F. of retail space |
| • |
16,000 S.F. of restaurants |
| • |
655,000 S.F. of office space |
| • |
375 room hotel |
In addition, due to the f requent ferry service to midtown Manhattan and New Jersey Transit light-rail service in the area, approximately 1,500 commuter spaces were proposed within the development to serve these users.
Tenant and public agency parking requirements are major determinants of the amount and mix of development that can be adequately accommodated on the site. Accordingly, Wells + Associates developed a shared parking model for weekday and weekend activity. Using a combination nationally published data and parking occupancy counts at the existing project, Wells + Associates developed a calibrated parking demand model that included adjustments for non-auto mode share and proximity to the light-rail station. The model also includes synergy factors that reflect the fact that restaurants and retail areas would draw patrons from both on-site office users and commuters. This model was used to formulate the parking facility design. |
