Joseph Freed and Associates is transforming the old Gates Rubber Company factory site into a new, transit-oriented, mixed-use community known as Metropolitan Gardens. The I-25/Broadway light rail station is the focal point of this new development. This station is the major transfer station for commuters traveling from Littleton and Englewood on the Southwest Line to the Denver Technology Center on the Southeast Line.
Joseph Freed and Associates retained Wells + Associates to conduct a shared parking study of Metropolitan Gardens. This “live, work, play” community will consist of 600,000 S.F. of retail space, 94,000 S.F. of restaurants, 300,000 S.F. of office space, a grocery store, a health club, 2,000 residential units, and a 300-room hotel. Five hundred (500) LRT commuter parking spaces will be incorporated into the project pl an.
Wells + Associates calibrated weekday and weekend shared parking models based on nationally published data, site-specific traffic studies, non-auto mode splits, and synergy among restaurants, retail shops, office space, and LRT commuters.
Wells + Associates determined that a savings of approximately 3,128 spaces (or 28 percent) on weekdays and 3,288 spaces (or 35 percent) on weekends would be realized due to shared parking.
