Shady Grove Life Sciences Center
Density Study - Montgomery County, Maryland
Wells + Associates was retained by Adventist HealthCare and Alexandria Real Estate Equities to evaluate the traffic impacts of increasing the approved density within the Shady Grove Life Sciences Center (LSC) from a 0.3 to a 0.5 floor area ratio (FAR). 

The traffic study included 22 intersections within the LSC and eight pipeline projects totaling more than 2.8 million S.F. of approved but unbuilt space.

Wells + Associates found that all but two intersections (Great Seneca Highway at Sam Eig Highway and Muddy Branch Road) currently operate acceptably during weekday commuter peak hours.  Improvements were recommended at seven intersections:

Key West Avenue/Shady Grove Road: construct a third eastbound left turn lane.
Corporate Boulevard/Shady Grove Road: construct a second westbound right turn lane.
Key West Avenue/Omega Drive/Medical Center Drive: construct a third southbound through lane.
Key West Avenue/Broschart Drive/ Diamondback Drive: re-stripe and modify signal operation.
Darnestown Road/Muddy Branch Road: construct second northbound right turn lane.
Great Seneca Highway, Muddy Branch Road to Key West Boulevard: construct a third eastbound and westbound through lane.
Great Seneca Highway/Muddy Branch Road: construct a second northbound left turn lane, second westbound left turn lane, and southbound right turn lane.

The increased density would pass the test for Adequately Public Facilities with these improvements.
