 Inova Fair Oaks Hospital is a 160-bed community hospital serving the rapidly growing suburbs of western Fairfax and eastern Loudoun Counties, Virginia. Inova proposes to expand Fair Oaks Hospital from 419,804 S.F. of hospital, medical office buildings, assisted living housing, and day care uses to 684,112 S.F. of such uses on their 64-acre campus.Wells + Associates evaluated traffic conditions at the existing hospital, analyzed peak hour traffic conditions at all site driveways and key off-site intersections, projected future traffic volumes, and identified road improvements required to adequately accommodate these forecasts. New traffic signals, modification of existing traffic signal phasing/timing, and new turn lanes were recommended. Wells + Associates prepared a parking systems analysis for existing and future conditions on the campus. The systems analysis included evaluation of current conditions based on observed data, reallocation of existing parking designations to better serve the campus visitors, physicians, and staff, and assessment of future conditions with the planned expansion. |
