Wardman Park Hotel

With 1,334 rooms, Wardman Park is the largest hotel in Washington, D.C.  The hotel also has significant exhibition, conference, and meeting space, several restaurants, and numerous retail shops.

The new owners of Wardman Park, The JBG Companies, plan to reposition the property by:

Converting 404 hotel rooms in the historic Wardman Tower and the Park Tower wing of the hotel to 310 residential condominiums
Constructing a new 160-unit high-rise condominium building
Constructing 460 net new parking spaces in an underground parking garage
Developing a lavishly-landscaped park along Woodley Road
Consolidating all loading docks in a single location

Wells + Associates was retained by JBG to evaluate the traffic and parking impacts of these changes on the property and on Woodley Road, Calvert Street, Connecticut Avenue, and Woodley Park residential streets.

Wells + Associates:

Conducted daytime and evening traffic and parking surveys during major national conventions and local conferences
Prepared traffic analyses in support of relocating existing driveways and constructing new driveways on Woodley Road
Recommended modifications to the on-site vehicular and pedestrian circulation systems
Recommended plans for maintaining access to the operating hotel and minimizing impacts on public streets during each of several stages of construction
Participated in meetings with the local Advisory Neighborhood Commission (ANC), citizen associations, and neighborhood groups
Provided expert witness testimony before the District Department of Transportation (DDOT) Public Space Committee
