The Watergate Hotel is one of six buildings that comprise the Watergate Complex, which contains a total of 620 cooperative apartments and 500,000 S.F. of office and other commercial uses.
The present hotel originally was built in 1969 as a luxury apartment building. Monument Realty is converting the building back to a residential building.
Wells + Associates evaluated the existing transportation characteristics of the hotel, the future transportation characteristics of the proposed residential building, and the adequacy of the existing public street network to accommodate the proposed residential conversion.
Wells + Associates determined that: (1) the proposed residential building would generate fewer peak hour vehicle-trips than the existing hotel, (2) the public street network will adequately accommodate the proposed residential use, and (3) the proposed 151 parking spaces (or 0.97 spaces per unit), which exceeds the D.C. Zoning Ordinance of one space for every four units, will adequately accommodate projected parking demands.
Wells + Associates also provided expert witness testimony before the District of Columbia Zoning Commission (DCZC), which approved Monument Realty’s Planned Unit Development (PUD) application. |
