| Dulles South Properties |

Wells + Associates is currently being retained by Greenvest, LC to conduct traffic impact studies within the Dulles South planning area of Loudoun County, Virginia. The Dulles South Properties consists of 4,100 acres within four separate properties, currently proposed as part of a Comprehensive Plan Amendment. The Arcola, Lenah Run, Greenfields, and Broad Run Village properties will be developed with a combination of residential, retail, office, and civic uses expected to be built over a 20-year period. Each of the properties would include integrated roadways, pedestrian trails, and provisions for transit.
The combined properties will include more than 15,000 residential units (including market rate and age-restricted), retail space, office space, schools, and other commercial and civic uses. In addition, George Mason University has announced plans to develop a 7,500-student campus within the Arcola property.
The property owners propose to create a Community Development Authority that would provide more than $190 million for infrastructure improvements including utilities and roads.
Wells + Associates has submitted traffic studies for all of the combined properties, and is currently preparing site-specific studies for each of the four projects. W&A is also working with the newly-formed Dulles South Transportation Alliance to coordinate roadway construction efforts.
