Natelli Communities is developing 2,400 residential dwelling units and 100,000 S.F. of retail space on 343 acres of property formerly owned by the National Geographic Society in Gaithersburg, Maryland. Like the Kentlands mixed-use community located immediately west of Lakelands, the world-renowned planning firm of Duany Plater-Zyberk designed this neo-traditional neighborhood development. The developer retained Wells + Associates as the traffic planners and engineers for the project.
Access to Lakelands is provided by Great Seneca Highway, MD Route 28, and the extension of Kentlands grid street network. Wells + Associates participated in a week-long charette involving local residents, public officials, project planners/engineers/ environmentalists, the developer, homebuilders, utility companies, and others.
The charette produced an overall concept plan, which included the location of various housing types, an on-site connected street network, connections to the Kentlands Old Farm and Midtown neighborhoods, and connections to off-site public roads.
Wells + Associates also conducted an off-site traffic impact study of more that 20 intersections. That study identified off-site road improvements required to adequately accommodate the phased build out of Lakelands and other approved projects in the site vicinity. These improvements included widening Great Seneca Highway, turn lane improvements at major intersections, and a new traffic signal at the main entrance to Lakelands. |
