Kentlands
Gaithersburg, Maryland
Kentlands is a 1,600-unit, mixed-use community designed by nationally-renowned town planners, Duany Plater-Zyberk & Company (DPZ).  Kentlands is organized in six distinct neighborhoods, a large retail center, and mid-town, which includes small shops, live-work units, and civic spaces.  Kentlands is the leading East Coast example of New Urbanist communities.
 
Mr. Wells was initially engaged in 1986 by the founder of Kentlands, Joseph Alfandre, to provide transportation planning, traffic engineering, and design services for this 375-acre community.  Wells + Associates has subsequently been engaged by purchasers of individual land bays within Kentlands.
 
Wells + Associates prepared traffic impact studies for the developer, the City of Gaithersburg, and Montgomery County, and worked closely with the project architects, site civil engineers, and city staff to design connected network of on-site streets and connections to the state and county road systems.  Detailed design studies supported variances from several city street design standards.  The City incorporated the Kentlands design concept into the Neighborhood IV Master Plan in 1988.  The Kentlands property was rezoned in 1989, and the street and drainage plans for the first residential phase were approved by the City in 1989.  Wells + Associates subsequently prepared traffic signal, signing and striping, and traffic plans in support of individual site plans.
