MCI/WorldCom is constructing a first class corporate campus office and high technology environment, including R&D space, office space, and complementary and supportive uses on approximately 532 gross acres of land on the Dulles Greenway and Loudoun Parkway in Loudoun County, Virginia.

MCI/WorldCom was granted a blanket special exception for office uses, and for two (2) hotels of 250 to 300 rooms each, for the property.  The project will ultimately consist of a 4,683,840 S.F. of office park, 1,800,000 S.F. of research and development space, 430,000 S.F. of hotel uses (500 rooms), 323,360 S.F. of supportive and complementary uses, and 30,000 S.F. of restaurants, or a total of 7,267,200 S.F.

Wells + Associates conducted comprehensive traffic impact studies that identified short and long-range road improvements required to adequately accommodate 1999, 2008, and 2018 traffic volumes, with and without development of the MCI/WorldCom campus. These improvements included extensions and re-alignments of existing roads in accordance with the Countywide Transportation Plan (CTP), widening of existing roads, construction of new roads (including a six-lane Loudoun Parkway through the MCI/WorldCom site between Route 640 and the Dulles Greenway), installation of new traffic signals, a full-movement, grade-separated interchange at the Route 28/Route 625 junction.  MCI/WorldCom voluntarily proffered a voluntary travel demand management (TDM) program consisting of flexible work hours, group riding, incentives to use transit, and/or other measures.
