Geicos national headquarters is located on a 26-acre corporate campus in the densely developed Friendship Heights Central Business District (CBD) in lower Montgomery County, Maryland. The site is within walking distance of the Friendship Heights Metrorail station; Friendship Heights CBD businesses; the District of Columbia; and the Chevy Chase Village and Brookdale residential neighborhoods.
The Maryland-National Capital Park and Planning Commission (MNCPPC) recently updated the Friendship Heights Sector Plan. Several alternative development scenarios for the Geico property, which vary in terms of the mix and intensity of uses, were considered. Traffic impacts were a major consideration in selecting the scenario that will be recommended to, and ultimately approved by, the Montgomery County Planning Board and Council.
Wells + Associates was retained by Geico to advise them throughout the sector planning process. This included a trip generation study of the existing headquarters, a travel survey of existing Geico employees, review of the MNCPPCs traffic consultant study for Friendship Heights, comparison of traffic forecasts in Friendship Heights with those in other approved sector plans, and participation in citizen advisory committee (CAC) meetings.
Subsequent to the adoption of the updated Sector Plan, Wells + Associates conducted a Local Area Transportation Review (LATR) and provided expert witness testimony for the successful re-zoning of the Geico property to permit development of 810,000 S.F. of office and retail space, 375 residential dwelling units, a park, and baseball field. |
