Station Place

Station Place has been hailed as the most significant private real estate development in the District of Columbia in the past 50 years.  Station Place will transform a 240,000-square foot underutilized surface parking lot, located east of Union Station, to three 10-story office buildings designed by renowned architect Kevin Roche.  The complex will include 1,590,000 square feet of office space served by 1,133 parking spaces with driveways on F, 2nd, and H Streets, N.W.  The U.S. Securities and Exchange Commission (SEC) will occupy the first, 650,000 square foot building, with an option for space in the second building.

The developer, Louis Dreyfus Property Group, retained Wells + Associates to provide the following services:

Preparation of a Traffic Impact Study (TIS) and Transportation Management Plan (TMP).
Preparation of a plan to provide joint access from the H Street overpass to Station Place and air rights development over the Union Station tracks.
Evaluation of code and market parking demands.
Evaluation of pedestrian and bicycle impacts.
Evaluation of traffic and parking impacts on nearby residential neighborhoods.
Meetings with the local Advisory Neighborhood Commissions (ANC), citizens groups, and neighbors.
Expert witness testimony before the D.C. Zoning Commission.
Preparation of a complex traffic signal plan for the intersection of the Station Place garage driveway and the H Street overpass.

 The D.C. Zoning Commission unanimously approved Station Place.
