Domino’s Farms Land Development will transform a mostly undeveloped site (there are a few single family homes) adjacent to its c orporate headquarters into a 290,000 S.F. retail center.
Access will be provided at four locations to Plymouth and Earhart Roads which are county roads and Ave Maria Drive which is a key roadway serving the Domino’s Farms corporate headquarters.
Wells + Associates prepared a compreh ensive and detailed traffic impact study using a SimTraffic micro-simulation model. The study included nine intersections along the Plymouth Road corridor east and west of the site and the grade-separated interchange with US 23.
Wells + Associates demonstrated that the traffic that would be generated at full build out could be adequately accommodated with reasonable improvements at the driveways and some of the off-site intersections, many of which currently have substandard operation.
