Downtown Birmingham is comprised of fashionable retail stores, movie theaters, restaurants, hotels, offices, residences, and public uses.  A grid street network, four public parking garages, two public lots, and on-street parking serve it.  Downtown Birmingham is evolving in response to increased competition from large suburban shopping centers and changing retail patterns.

The Related Retail Corporation is re-developing four sites in downtown Birmingham, including: (1) 45,000 S.F. of retail uses, 13,000 S.F. of restaurants, and a 17-screen, 3,400-seat cinema complex on the site of the former Crowley’s Department Store, (2) a 200,000 S.F., full-line Jacobson’s department store, (3) 40,000 S.F. of ground level retail uses, a 40,000 S.F. health club, 50 residential dwelling units, and 130 parking spaces on an existing surface parking lot, and (4) 30,000 S.F. of ground level retail uses, 100 residential dwelling units, and 200 parking spaces on the present site of the Jacobson’s women’s store.

Wells + Associates conducted comprehensive site traffic and parking impact studies, including weekday and Saturday peak hour traffic and 24-hour shared parking studies.  These studies demonstrated that the existing grid street system can adequately accommodate the additional traffic that will be generated by The Palladium at Birmingham, and that the project parking demands can be adequately served by the additional parking spaces planned as part of project and the existing supply of off- and on-street parking.
