 The Shops at Willow Bend is located in one of the nation’s most affluent and fastest-growing suburban markets, in Plano, Texas, at the intersection of the Dallas North Tollway and West Park Boulevard. This 1,391,000 square foot fashion mall is anchored by Neiman Marcus, Macy’s, Dillard’s, and Saks Fifth Avenue. It is served by six driveways and 6,900 structured and surface parking spaces.Wells + Associates was retained by The Taubman Company to plan and design the on- and off-site transportation features of this new mall. Wells + Associates evaluated modifications to the City of Plano Thoroughfare Plan, the mall’s impact on adjacent and nearby public streets and highways, and traffic signal operations along West Park Boulevard. Off-site road improvements were identified and recommended. Wells + Associates developed a SimTraffic micro-simulation model that demonstrated that the mall would have no adverse traffic impacts. All off-site intersections operate at acceptable delays during peak hours and with manageable queues. |
