Tysons Corner Center, located just outside the Washington, D.C. beltway in Fairfax County, Virginia, is ranked as one of the leading regional shopping center on the East Coast.

Wilmorite Property Management, LLC proposes to rezone the approximately 80-acre tract of land currently occupied by the regional mall to a Planned Development Commerical (PDC) district. 

In support of the goals of the Fairfax County Comprehensive Plan, the proposed redevelopment of Tysons Corner Center seeks to create an urban center, providing a live, work, and play environment that emphasizes public transportation through its proximity to the proposed Tysons Central 123 Metro Station and corresponding Travel Demand Management (TDM) Program.

Wells + Associates was retained to assess the impacts of the proposed rezoning on the surrounding road network.  The objectives of the transportation impact study were to: (1) analyze existing transportation conditions, (2) analyze future transportation conditions during the opening year of each development phase (i.e., 2008, 2012, and 2016), (3) identify site-transportation impacts, and (4) identify appropriate improvements required to mitigate site transportation impacts.

Wells + Associates identified a number of transportation improvements/enhancements would be required to offset the impact of the additional traffic generated by the proposed redevelopment, including construction of additional lanes, adjustment of signal timings and phasings, installation of new traffic signals, widening of roadways, and restriping of intersection approaches.
