In response to a Joint Development Solicitation offered by the Washington Metropolitan Area Transit Authority (WMATA), Trammel Crow Residential (TCR) was selected to partner with WMATA in the development of a “Transit-Oriented” project at the Dunn Loring Metro Station. This planned new “Transit-Oriented” development will include up to 724 high-rise residential units, 80,000 S.F. of retail space, and 500 new WMATA parking spaces.
Wells + Associates was retained by TCR to assess the transportation impacts of the project; including impacts on pedestrian, vehicular, bicycle and transit systems. Wells + Associates conducted a comprehensive study of area intersections in Fairfax County in order to identify road improvements/enhancements that would be included as part of TCR and WMATA’s proffer package.
Wells + Associates was selected in large part due to our extensive experience with Transit Oriented development. A key component of such projects is the need to reduce vehicle-trip generation with the implementation of “Transportation Demand Management” strategies. In the case of Dunn Loring, residential trips during peak hours will be reduced by 40%. Wells + Associates is working with area consultants/attorneys to develop a state of the art transportation demand management program specific to Dunn Loring.
