Ramco Gershenson will transform a vacant site into a vibrant, mixed-use, town center.
Northpointe Town Center will be located in the northwest quadrant of the I-94/U.S. 127 interchange in Blackman Township, Michigan. The center will consist of 273,625 S.F. of department stores, 109,700 S.F. of shops, 60,300 S.F. of restaurants, 50,000 S.F. of office, and a 2,700-seat cinema. The project will be complete in 2011.
A new three-lane County roadway will be constructed between the U.S. 127/Springport Road intersection and Airport Road in the vicinity of a Meijer store.
Access to Northpointe Town Center will be provided by up to six driveways on a new County roadway. Doney Road will be extended to the south to intersect with this new County roadway. A roundabout is planned at the junction of Springport Road and U.S. 1 27.
Wells + Associates prepared a comprehensive and detailed traffic impact analysis using a SimTraffic micro-simulation model.
Wells + Associates demonstrated that the traffic that would be generated at full build out of Northpointe Town Center could be adequately accommodated with reasonable improvements at the driveways and 10 off-site intersections.
Wells + Associates worked closely with MDOT, the Jackson County Road Commission, Blackmon Township, and Meijer to gain the required transportation approvals.
