Richardson Development Group will transform the former K-Mart world headquarters site into a vibrant, mixed-use, town center.

The now-vacant, 1,000,000 S.F. headquarters building will be razed and replaced with 750 residential units, a 250-room hotel, and 800,000 S.F. of retail, office, cinema, grocery store, fitness club, restaurant, entertainment, and recreational uses.  These diverse uses will be organized within a grid network of on-site streets.  Shops and restaurants will be built within and along a central boulevard.  The project will be developed in phases over the next 10 to 15 years.

Six (6) driveways will provide access to Cunningham Drive, Big Beaver Road and Coolidge Highway, and vehicular and pedestrian connections to the adjacent Somerset Collection.

Wells + Associates prepared a comprehensive and detailed Phase 1 and buildout SimTraffic analysis and shared parking study.  Wells + Associates demonstrated that the traffic that would be generated at full buildout of the Pavilions of Troy could be adequately accommodated with reasonable improvements at the driveways and four off-site intersections.

The Wells + Associates shared parking study showed a savings of 3,849 spaces, or 47 percent, fewer spaces, than required by the City of Troy Zoning Ordinance.

Mayor Louise E. Schilling said “this project is creative and offers us the things we want to have” as she and a majority of the City Council voted to approve the Pavilions of Troy Concept Development Plan (CDP).
