Until recently, street signs were the only indication to motorists on Berlin Pike that they were passing through the Town of Lovettsville, Virginia. That will all change when Lovettsville Town Center is built.
The 55-acre Lovettsville Town Center will consist of 153 new single family homes and 120,000 S.F. of commercial, retail, and civic space. Inova-Loudoun will occupy 3,000 to 5,000 S.F. of medical space within the development.
The centerpiece of the project is a new public square that will unite the east and west sides of town at the junction of Berlin Pike (VA 287) and Broad Way (VA 672). This is the first town square to be built on a primary highway in the Commonwealth of Virginia.
Wells + Associates was retained by the project developers, Elm Street Development, to evaluate the transportation impacts of the project and the new town square. Using Synchro/SimTraffic models, Wells + Associates demonstrated that the square would appropriately moderate vehicle speeds, without undue delay or queues. Wells + Associates established the geometry and traffic controls around the square to safely, adequately, and conveniently accommodate future traffic projections, large trucks and automobiles, and pedestrians.
Wells + Associates worked closely with Town of Lovettsville and Loudoun County staff, the Virginia Department of Transportation (VDOT), the project site civil engineers and planners, and Elm Street Development.
