Bethesda Row is a national model of a dense, transit-oriented, mixed-use, main street development. The project recently was recognized by the Washington Smart Growth Alliance (SGA) as a smart growth project.
Bethesda Row encompasses over four-square blocks in the Bethesda Central Business District (CBD). It includes: over 150,000 square feet of one- and two-story retail, office, and restaurant space; a full-service grocery store; a movie theater; and second and third floor residential and office space. Bethesda Row is located within walking distance of major office buildings, established residential neighborhoods, and the Bethesda Metro Station.
Wells + Associates has, since the inception of the project seven years ago, provided transportation consulting services to the owners of Bethesda Row, Federal Realty Investment Trust (FRIT).
Wells + Associates: identified appropriate street cross-sections, traffic control devices, pedestrian controls, lane configurations, and parking garage driveway designs; conducted a comprehensive shared parking study of the western portion of the Bethesda CBD; assisted in developing design guidelines for the internal circulation network and parking systems; and identified truck loading and unloading requirements.
Wells + Associates demonstrated that Bethesda Row live-work environment generates fewer peak hour vehicle-trips than stand-alone uses. These findings were supported by nationally published data of comparable mixed-use projects. |
