The Corporate Office Centre at Tysons II is a premiere 5,000,000 S.F. mixed-use development in Fairfax County, Virginia. This development will redirect growth in Tysons Corner away from urban sprawl, where cars and parking dominate the landscape, to a transit-oriented development where pedestrian amenities and public spaces unite to form a sense of place.
Lerner Enterprises retained Wells + Associates to assist them in developing a master plan and zoning application to Fairfax County. The plan includes 1,750,000 S.F. of additional retail, multi-family residential, and office uses that would be integrated with a new Metro rail station that would be built on the property. Approximately 4,655,000 S.F. of commercial development is currently approved, without the new rail station.
Wells + Associates conducted macro- and micro-level traffic assessments of existing and future demographic, traffic, and commuting patterns in Tysons Corner, and identified short- and long-term roadway and transit improvements.
Access opportunities and constraints, proffered transportation improvements, transit proximity, and potential additional improvements were investigated. |
