Rock Spring Centre is one of the most valuable undeveloped tracts of commercially zoned land in Montgomery County, Maryland. It is located within the Rock Spring Park, in the southwest quadrant of the I-270/Old Georgetown Road interchange. The site is served by the new, full-movement, grade-separated on I-270 at Rockledge.
Camalier Limited Partnership and Davis Brothers Montgomery Farm Limited Partnership retained Wells + Associates to prepare a traffic study in support of a mixed-use, urban village that would consist of:

Wells + Associates demonstrated that Phase 1, which will consist of approximately 600 apartments, could be adequately accommodated with additional turn lanes at the Old Georgetown Road/I-270 (North), Old Georgetown Road/I-270 (South), Old Georgetown Road/Rock Spring Drive, Old Georgetown Road/Democracy Boulevard, and Democracy Boulevard/I-270 Southbound On-Ramp.
Buildout of Rock Spring Centre can be adequately accommodated with the new I-270/Rockledge Connector interchange and improvements to Old Georgetown Road and the I-270 Spur/Democracy Boulevard interchange.
