Clarksburg Triangle - Clarksburg, Maryland
Cabin Branch is the largest remaining undeveloped area in Montgomery County, Maryland.  This comprehensively planned, 535-acre, mixed-use community will include 1,886 homes, 2,300,000 S.F. of commercial uses, and 120,000 S.F. of retail.  Adventist Healthcare, Inc., FFTM I, Limited Partnership, King Farm Partnership, LLP, and Winchester Homes, will jointly develop Cabin Branch.

Wells + Associates prepared a traffic study in support of a request to rezone 283.5-acres of the property from the RE-1/TDR, and I-3 zoning designations to MXPD, as recommended in the Clarksburg Master Plan.  The proposed zoning would permit a more integrated development of a transit-oriented and pedestrian-friendly community.

Wells + Associates also prepared conceptual on- and off-site road improvement plans and provided expert witness testimony before the Montgomery County Zoning Hearing Examiner.

Additional studies will be completed in support of Preliminary Plan of Subdivision approvals.
