Brambleton
Loudoun County, Virginia
Brambleton is one of the largest mixed-use developments in Loudoun County, Virginia.  This 2,871-acre, mixed-use community ultimately will consist of 6,240 residential dwelling units, 300,000 S.F. of retail space, 200,000 S.F. of office space, a 200,000 S.F. conference center, 2,000,000 S.F. of industrial uses, and a 27-hole golf course.

The Brambleton Group retained Wells + Associates to conduct detailed traffic analyses of Phases IA, IB, IIA, and IIB.  Peak hour and daily traffic was forecasted for every street and intersection within and adjacent to Brambleton.  Basic street cross sections, intersection geometrics and traffic controls, and warrants for new traffic signals were identified for each stage of development, consistent with Brambleton’s Proffer Statement and the Countywide Transportation Plan.

Site plans were approved for each section of the project based in part on the findings of these studies.
