National Harbor is a large-scale, mixed-use, water resort and entertainment destination that will consist of office, retail, hotel, and restaurant uses. Located along the Potomac River, the project will serve as a gateway to the National Capital Region with access provided from the Capital Beltway (I-95/I-495), I-295, and Oxon Hill Road (MD Route 414) in Prince George’s County, Maryland.
National Harbor consists of two (2) major parcels and over 7,000,000 square feet of building area. The Beltway parcel is located in the northeastern quadrant and the Waterfront parcel is located in the southwestern quadrant of the site.
Wells + Associates successfully completed Conceptual Site Plan (CSP) and Preliminary Plan of Subdivision (PPS) traffic studies for the project, and an Interstate Access Point Approval (IAPA) study, which was used to update the forecasts for the I-95/I-495/I-295 interchange providing access to the site. In addition, traffic signal design plans for the northern driveway on Oxon Hill Road and signing and striping plans for Beltway Parcel have been prepared and submitted by Wells + Associates.
Wells + Associates also is providing on-site vehicle and pedestrian circulation and parking planning services. Wells + Associates also provides services to The Peterson Companies for the Rivercrest Center, a retail development located adjacent to National Harbor on Oxon Hill Road.
National Harbor is planned to be completely built and occupied by 2009.
